How much does commercial cleaning cost in Dallas–Fort Worth?
Commercial cleaning services are priced per building, not off a rate chart. Your monthly price comes from four things: cleanable square footage, how often we service the building, restroom count, and floor type and layout. We walk the building, measure what actually gets cleaned, and give you one flat monthly number in writing. We do not quote a price over the phone before seeing the space, because a number given sight-unseen is a number that changes later.
What's included in a standard commercial cleaning?
Every visit covers trash removal and liners, restroom cleaning and dispenser restocking from your supply, vacuuming and hard-floor care, breakroom and kitchen surfaces, high-touch disinfection, and entry and partition glass. Periodic detail work — vents, blinds, baseboards, edge vacuuming, grout and tile, interior windows, and appliance deep cleaning — runs on a set rotation rather than whenever someone remembers. That is the recurring janitorial scope most facilities need, written down and held every visit.
Do you offer one-time or deep commercial cleaning, or only recurring contracts?
Both. Recurring service is our core work, but we take one-time deep cleans, post-construction cleanup, and make-ready cleans for commercial spaces. Smaller one-time jobs can usually be priced without a walkthrough — tell us the space and the condition, and you will have a number within one business day.
What is not included in the base monthly price?
Carpet extraction, strip and wax, window washing, and post-construction cleanup are quoted separately, and only when you ask for them. They never appear on your invoice as a surprise line item.
Do I have to sign a long-term contract?
Our agreement runs 12 months, which is what lets us lock your rate and keep the same crew assigned to your building. You can cancel any time with 30 days notice, with no penalty and no reason required. There is no auto-renewal — we contact you before the term ends.
Can my price go up mid-contract?
No. The monthly price you sign is the price you pay for the full term. If you add scope — more square footage, more frequency, or a service outside the base scope — we price that change with you first, in writing.
Who will actually be in my building?
An assigned crew trained on your specific scope, not whoever happens to be available that night. Everyone who enters your building is background-checked before their first shift, and keys, codes, and alarm procedures are logged and controlled.
Will I work with the owner, or a salesperson like most commercial cleaning companies?
Charles walks your building, writes your scope, and stays your direct contact after you sign. You are not handed off to an account manager once the agreement is in place.
What if something gets missed?
Tell us within 24 hours and we come back and re-clean it within 48 hours, at no charge. That is a term in the service agreement, not a goodwill gesture. A recurring miss means the scope or the schedule is wrong, so we adjust it rather than argue about it.
Do you bring your own equipment and cleaning supplies?
Yes. We bring all equipment and all cleaning products — vacuums, floor machines, disinfectants, glass cleaner, everything needed to do the work. Consumables that live in your building, meaning paper towels, toilet paper, hand soap, and can liners, are stocked by you, and we restock the dispensers from your supply on every visit. That keeps you in control of the brands and grades your building uses, and it keeps a markup off your invoice.
Are you insured, and can I get a certificate?
Yes. We carry $1,000,000 in general liability coverage, in force now, and your certificate of insurance goes out before the first visit. We can be named as an additional insured on request, which most property managers and multi-tenant buildings require. We are also OSHA 30-Certified for General Industry.
How quickly can you start?
Walkthroughs are usually scheduled within a few days, your written quote follows within one business day, and service can typically begin within a week of signing — sooner for one-time jobs.
Can you clean outside of business hours?
Yes. Nights, early mornings, and weekends are all normal for us, and the schedule is built around your operation rather than ours.
