What type of space?

Your team never sees the work
Nobody wants a vacuum running during a client meeting. We build the schedule around when your office empties out — after-hours office cleaning is the default for most suites we service, whether that means evenings, early mornings, or weekends.
Last person leavesWe cleanDoors locked, alarm setYour team walks into a clean suite
After close
Most offices are serviced in the evening once the last person leaves.
Before open
Early mornings for offices that run late or host evening events.
Weekends
For suites occupied all week, or for periodic deep detail work.
Your office scope, written down before we start
Commercial office cleaning for businesses of every size, from a single suite to a multi-tenant building. Our office cleaning services run to a written scope — this is the standard one, and yours gets adjusted at the walkthrough.
Every visit
- Desks, workstations, and shared surfaces wiped down
- Trash and recycling emptied, liners replaced
- Restrooms cleaned, sanitized, and dispensers restocked
- Breakroom and kitchen counters, sinks, and tables
- Vacuuming and hard-floor care throughout
- Conference rooms reset — tables, chairs, glass
- High-touch disinfection: door handles, switches, elevator buttons, shared keyboards
- Entry glass, partition glass, and reception area
Periodic detail
- Interior windows and window sills
- Vents, blinds, and baseboards
- Edge vacuuming and corner detail
- Grout and tile detail in restrooms
- Appliance deep cleaning — microwave, refrigerator, coffee area
- Upholstered office chair and lobby seating refresh

Patient-facing space is not an open office floor
Exam rooms, treatment rooms, and waiting areas are not the same job as an open office floor, and they are not priced like one. We clean patient-facing space with EPA-registered disinfectants, follow a documented dwell-time process rather than a wipe-and-move, and treat every surface a patient touches as high-touch.
- EPA-registered disinfectants on all patient-contact surfaces
- Exam and treatment rooms cleaned to a written room-by-room checklist
- Waiting rooms, reception glass, and restrooms detailed every visit
- Crews trained not to touch charts, equipment, or anything in a clinical work area
We are not a medical waste contractor. Regulated waste and sterilization stay with your clinical staff and your licensed vendor — what we do is the cleaning around it, documented.

Most office cleaning quotes are one number. Here's the math behind yours.
Here's how office cleaning pricing works in Dallas–Fort Worth — and what actually moves your number. All four variables are below, and all four go in your quote.
Cleanable sq ftFrequencyLayout complexityFlat monthly price
Cleanable square footage
Your suite minus storage, server, and locked rooms we never enter.
Service frequency
Nightly, three times a week, weekly, or monthly. This moves the number more than anything else.
Restrooms and breakrooms
The most labor per square foot in any office, and the biggest driver after size.
Layout and workstation density
An open floor with 40 desks cleans differently than twelve private offices and a long corridor.
What you get instead of a mystery number
We walk your suite, measure what actually gets cleaned, and hand you one flat monthly price with every task and frequency written down.
Never buried in the base price
- Carpet extraction
- Strip & wax
- Exterior window washing
- Post-construction
Insured, certified, and documented
You're handing a vendor keys to a suite full of client files and equipment. Here's what stands behind that.
$1M general liability
Coverage in force, not pending. Your certificate of insurance goes out before the first visit, and we can be named as an additional insured — which most office building managers require.
OSHA 30-Certified
30-hour General Industry safety training, not a weekend course.
Background-checked crew
Every person who enters your suite is screened before their first shift.
Documented access protocol
Keys, codes, and alarm procedures logged and controlled; entry and exit recorded every visit.
What's on the desk stays on the desk
Papers, screens, and files are cleaned around — never moved, read, or stacked. Your team should not have to tidy their desks before the cleaners arrive, and nothing on a desk moves overnight.

The whole agreement in four lines
If we're not doing the job, you shouldn't need a lawyer to leave.
12-month agreement
30-day no-cause exit
No auto-renewal
Price locked for the term

Sec. 09 — How it works · Who you're hiring
Three steps, then the same people every visit
01 — 20-minute walkthrough
We walk your suite together and measure what actually needs cleaning, including restroom count and workstation density.
02 — Written scope, flat monthly price
Every task and every frequency in writing, with one flat monthly number attached to it.
03 — Same crew after hours, owner as contact
An assigned crew trained on your scope, and the owner as your direct line when something needs to change.

Charles Penn — Owner
You work directly with the owner
The person who scopes your office is the person you call.
Charles walks your office, writes your scope, and stays your direct contact after you sign. When something needs to change — an extra visit before a client walkthrough, a room added to the scope — you talk to the person who priced it.
Your suite gets an assigned crew trained on your scope — the same crew, not whoever is available that night. Consistency is what makes a written scope mean anything.

Before you book a walkthrough
How much does office cleaning cost in Dallas–Fort Worth?
Four things set it: cleanable square footage, frequency, restroom and breakroom count, and layout and workstation density. We walk the suite, measure what actually gets cleaned, and hand you one flat monthly number in writing. We don't quote over the phone sight-unseen, because a number given that way is a number that changes later.
What's included in a standard office cleaning?
Desks and shared surfaces, trash and recycling, restrooms and restocking, breakroom and kitchen, vacuuming and hard floors, conference room reset, high-touch disinfection, and entry and partition glass. Periodic detail runs on a set rotation — the recurring office janitorial scope, written down and held every visit.
Do you do one-time or deep cleans for offices?
Yes. Office deep cleaning is quoted per job rather than as a monthly rate, and there is no agreement to sign for a one-time clean. Common ones are move-in and move-out cleans, post-construction and post-renovation detail, post-event resets, and a seasonal deep clean for offices that already have their own cleaner but want the detail work done properly once or twice a year. A deep clean goes past the recurring scope: interior windows, vents and blinds, baseboards, edge and corner detail, grout, appliance interiors, and upholstered chairs and lobby seating.
Can you clean after business hours?
Yes, and for most offices that's the default. Evenings after close, early mornings before open, or weekends.
Do you clean medical and dental offices?
Yes. Exam and treatment rooms are cleaned with EPA-registered disinfectants on a room-by-room checklist. We don't handle regulated medical waste or sterilization.
How often should an office be cleaned?
Most offices with 10–40 people land on two or three visits a week, with nightly service for higher-traffic or client-facing suites and weekly for smaller ones. We'll tell you at the walkthrough if you're paying for frequency you don't need.
Do you bring your own equipment and supplies?
Yes, all equipment and cleaning products. Consumables that live in your office — paper towels, toilet paper, hand soap, can liners — are stocked by you, and we restock the dispensers from your supply every visit. That keeps you in control of brands and keeps a markup off your invoice.
Will my team's papers and files be disturbed?
No. We clean around what's on the desk. Papers, files, and screens are never moved, stacked, or read.
Who will actually be in my office?
An assigned crew trained on your scope, background-checked before their first shift. Keys, codes, and alarm procedures are logged and controlled.
What makes you different from other office cleaning companies?
Most office cleaning companies hand you to an account manager after the sale and rotate whoever is available that night through your suite. Here, the owner walks your office, writes your scope, and stays your direct contact — and your suite gets the same assigned crew every visit.
Are you insured, and can I get a certificate?
Yes. $1,000,000 general liability in force now, certificate out before the first visit, additional insured on request. Also OSHA 30-Certified for General Industry.
What if something gets missed?
Tell us within 24 hours and we re-clean it within 48, at no charge. That's a term in the agreement, not a favor. A recurring miss means the scope or schedule is wrong, so we fix that instead of arguing.
Do I have to sign a long-term contract?
Twelve months, which is what lets us lock your rate and keep the same crew. Cancel any time with 30 days notice, no penalty, no reason required, and no auto-renewal.
Do you clean multi-tenant office buildings?
Yes — office building cleaning for multi-tenant properties, including common areas, elevators, lobbies, and shared restrooms. We can be named as additional insured for building management.
What areas do you serve?
Office cleaning services across Dallas–Fort Worth — Dallas, Fort Worth, Arlington, Irving, Plano, Frisco, McKinney, Lewisville, and Denton, and surrounding cities in Dallas, Tarrant, Collin, and Denton counties.
