Three phases · book one or all

  • Rough cleanDuring the build — debris and dust cleared for the finish trades
  • Final cleanAfter the trades — every surface detailed for inspection and handover
  • Move-in cleanRight before occupancy — settled dust, floors, glass, restrooms

Sec. 02 — What each phase covers

Rough clean, final clean and move-in clean

Post-construction cleaning runs in up to three phases. Book the one your schedule needs or all three. The scope for each phase is written down with your price before we start.

Phase 01

Rough clean

During the build, after the heavy trades and before finishes go in

  • Bag loose debris, scraps and packaging into your dumpster
  • Sweep and vacuum construction dust from floors and ledges
  • Clear work areas so the finish trades start clean

Phase 02

Final clean

After the last trade finishes, before the final inspection or owner walk

  • Dust every surface top to bottom: vents, ledges, frames, fixtures
  • Clean interior glass, window frames and tracks
  • Wipe cabinets, counters and shelving inside and out
  • Clean and sanitize restrooms and break-room fixtures
  • Vacuum and clean every floor

Phase 03

Move-in / turnover clean

Right before tenants or owners move in, often days or weeks after the final

  • Re-dust the construction dust that settles after the final clean
  • Floors, glass and touchpoints cleaned for day one
  • Restrooms and kitchens ready to use
  • Last trash-out

New VCT or other resilient tile usually needs its first coats of floor finish before the space opens. That's commercial floor care, and we can quote it with your final clean.

Sec. 03 — Debris, insurance, and what isn't included

What your superintendent will ask us

Debris goes in your dumpster

We bag construction debris and put it in the dumpster on your site. Hauling the dumpster stays with you.

Our coverage applies to job-site work. The certificate goes out before we start, and we can name your company as an additional insured.

OSHA 30-certified owner

Charles Penn, the owner-operator, holds OSHA 30-Hour General Industry safety training. Not something most cleaning vendors carry.

Re-clean if we miss something

Walk it with us at the end of each phase. If something doesn’t meet the agreed scope, we re-clean that area.

Not included

So nothing turns up as a surprise at the end of the job

  • Hauling debris or dumpsters off site
  • Exterior or high-rise window washing
  • Pressure washing
  • Carpet extraction

Sec. 04 — Who we work with · how it runs

Built for the people who hand the keys over

We take post-construction work from four kinds of clients. For a finished tenant space, the next step is often our office cleaning or janitorial service.

General contractors

Rough and final cleans on commercial new builds and renovations, scheduled around your trades and your inspection date.

Tenant build-outs

Office and retail suites finished out for a new tenant. When the tenant moves in, we can keep it clean on a recurring schedule.

Property managers

Renovations and unit turnovers in buildings you manage, cleaned so the next tenant walks into a finished space.

Homebuilders

Final and move-in cleans on new homes, one home or several in a phase, with the builder as our client.

Sec. 07 — Common questions

Before you ask for a quote

What is post-construction cleaning?

Post-construction cleaning removes the dust, debris and residue a build leaves behind so a space can pass inspection and be handed over. It usually runs in phases: a rough clean while the trades are still working, a final clean once they finish, and a move-in clean right before people occupy the space.

What is the difference between a rough clean and a final clean?

A rough clean happens during construction and clears debris and loose dust so the finish trades can work. A final clean happens after the trades finish and details every surface, fixture, window and floor so the space is ready for inspection and handover.

How much does post-construction cleaning cost?

Post-construction cleaning is priced per project. The main drivers are square footage, how many phases you need, how much dust and debris the build left, and the number of windows, fixtures and finished floors. We walk the site and send a written price for each phase. We do not quote a final number before seeing the space.

Do you haul away construction debris?

No. We bag construction debris and put it in the dumpster on your site. Hauling the dumpster away stays with the general contractor or builder.

Can you provide a certificate of insurance for our job site?

Yes. Texas Industrial Cleaning Services carries 1 million dollars in general liability coverage that applies to job-site work. We send the certificate before we start, and we can name your company as an additional insured on request.

Do you clean new homes?

Yes, for homebuilders. We clean new homes when the builder is our client, including several homes or units in a phase. We do not take remodel cleanups hired by homeowners.

When should we schedule the final clean?

Schedule the final clean for after the last trade finishes and before your final inspection or owner walk-through. Tell us your inspection or handover date when you ask for a quote, and we will plan the clean around it.

Sec. 08 — Request a quote
